Came across this article about the Toronto District School Board (TDSB) looking to build more schools in the bases of condos, which linked to this page on the TDSB website, which included the below rendering that appears to be the only rendering I've seen of Phase 2 that shows the materiality. It also shows that the southern-most/rounded building actually had some staggering to the balconies, which may have looked interesting.

Of course, this is all moot now because this design seems to have been scrapped entirely. But interesting nonetheless.

Can someone explain to me, how in the planet it takes 2 years to get community consultation for a park, and 5 YEARS total to build a park???

This city never ceases to amaze with how embarrassing things have gotten. Mega Infrastructure projects in Europe, Asia, South America, etc can start and finish faster than we can design and build a park??

Honestly this is one big giant joke, it's hard to take anything in this city seriously anymore. Is there not a single thing we can do that's not over-budget, delayed, or snailed paced? This is inexcusable, shameful, laughable non-sense, and frankly it's disgusting "planning".

And if it's the fact that it's a funding problem (and im sure that's part of it), that's another issue that needs to be addressed. If we're taking 5 years to trickle out funding, the city needs to start allocating funds so things can start and close out sooner. Not stretch out 1000 relatively simple projects over 5+ years.

Brief side note; here's more info on the embarrassing project (it may be time to make a new thread to separate it out of Phase 2 of this development):

Of course, PFR does have a reputation of EXTREME sloth in planning and organising projects! The Market Lane Park work was finally agreed to about 2 years ago and should have started so that park and Market opened together but will not (we are told) start until this fall and the re-do of the near-by David Crombie Park has dragged on for about 5 years and will not start until late 2025 or early 2026. Neither of these are huge projects either!

Which is something that would've made sense before the market...well you know. But seeing as now there's no timeline for when Menkes will build the next phase(s) of this development, the city should get their heads out of their a***#* and build the damn park.

While I do believe it would've been prudent to hold off initially to wait for Phase 2 to be off the ground (especially with all the dust/dirt that would've been spread around), there's no point taking that approach anymore. Because if they do, they'll be waiting at least 8-10+ years. Then as we all know the costs will end up escalating, then the city will start crying out that they're too poor to build it and will put this project in deferral purgatory.

New SPA docs for block 4 uploaded May 26 - looks consistent with the earlier version but I have not combed through the details @Paclo

Resubmitted materials are primarily affirming the approved Minor Variances into the Site Plan Agreement -- with a further redistribution of the unit mix resulting in a decrease in proposed units across Block 4 from 2640 to 2606.
 
I continue to be conflicted with the redesign of this project. On one hand I like it better than the original proposal and on the other hand I think due to the school component it and the lack thereof in the area it needs to be considerably large.

Also, despite me not being an urban planner, it seems very impractical to design for the school to be surrounded by main arterial roads and a major highway. Three large condos will be blocking the patrons of the school's access to the park. It makes more sense to have 3 condo buildings on the Northern end and school on the southern side with less vehicle congestion/pollution. Actually any appraiser would depreciate the value of the property due to the massive highway adjacent.
 
I suppose it would be more cost effective to build this way and in this market. But it's even more dull and lifeless then it was where I didn't think that was even possible... /sigh
 
I dont even know where to start with this, but i''ll summarize it all and say that this is just sterile and bland. A really bad prime waste of real estate as currently designed.

The ground treatment/streetwall is a disheveled mess, the "plaza" space is functionally useless as the design is currently proposed, the connection/integration (or lack thereoff) between the school and the towers are woefully pathetic and are literally an afterthought. Then you have the towers themselves which will literally just be straightened versions of 158 Front St E.

Sorry but this is just bad, all around. aA cant design a proper streetwall if their lives depended on it, and Menkes....well they arent even trying at this point if this is what they are envisioning.
