June 30 - active work day at King Toronto, with ongoing cladding installation activities.

Installation of the current level of cladding sections along the west (driveway side) wall has been completed, and work now underway on the south wall.

I sure hope so, this construction has really overstayed its welcome on King Street. It's deadened a once active part of King for how many years now? Fortunately there are signs that it's beginning to return public space back to the public. I passed by last night and was happy to see that the construction hoarding has really thinned out and you can see under the opening to Wellington. Parts of it is just fencing now and the storefronts along King were illuminated from inside and looked quite nice through the glass blocks. Unfortunately my phone camera didn't do it justice so someone with a better camera might want to capture that one evening.

To be clear, I am basing this on the fact that the residents components having more repeatable floor plates. And the overall surface area to clad starts to diminish as they go up per floor....

...that said, don't take that as anything written in concrete or projected in a crystal ball. >.<
 
Each floor plate is different and about 70% of the units are unique, so I don’t think the cladding installation will significantly speed up later on as they move up the building (the south/back side of the building has the most repeated/stacked units and lacks the terracing as on the north/east side, so installation there may speed up there). Also, with supply issues they are installing the glass as quickly as it arrives. These panels are twice as thick and very heavy compared to traditional cladding, so it takes more time and care to install.
 
It may be taking a while to get there but this building is a sight to behold in person, even with the existing limited cladding.

It speaks more generally to the significant spike in Inventory Loans going to Toronto developers (essentially a mortgage guaranteed by unsold units) in order to support liquidity.
 
July 3 - Installation of the King Toronto cladding continues to make steady progress this week. Since Wednesday morning (Tuesday was a holiday), cladding on hte current level has been completed from just by the south west corner of the building to in front of the parking lot at 462 Wellington. There is not much more of a gap left to complete this level along the entire south side of the building.

July 4. Relatively speaking - a fair amount of progress today, the current level of cladding being installed on the south wall is now almost complete, with the gap between the two completed sections now much smaller. Still a long way to go to finish the entire cladding job though. What is to be seen is where the cladding will resume on the next level up, once the current level's gap has been filled in.

Another Thursday morning, and another shipment of cladding sections from the supplier arriving at the King Toronto site. Passed by just as the truck was about to leave, with the last skid load being lifted onto the site:
