This is the most exciting proposal that I have seen for Toronto. The completion of the Yonge Street historic facade is something that I only dreamed about. I hope this project is not like One Bloor West, which is going to take 20 years to complete. I probably won't be alive to see its completion if that is the case.

At a time like this, when Canada is facing economic headwinds, I hope that they do not waste any time getting shovels in the ground.

Love the plans for the building. Less sure on the redesign of College Park. Certainly the current state can certainly be improved, but the renderings here are somewhat confusing. They've kept the skating pavilion but have surrounded it with plants? Like there's now a tree in front of it? Why? It makes no sense at all. To be honest, I'm not a fan of losing the skate trail, it's very popular and is a lot closer than Nathan Phillips for anyone living north of College. Hopefully these are just very preliminary renders of the park and the skate trail stays in some form.
Those are absolutely AI landscape renderings, I wouldn’t take anything in them seriously, none of them have continuity.
 
The success in this will really come into the little things, the small details that cannot be understated. I think the buildings themselves should, as others have pointed out, be a bit more in line with architecture and grandeur of the current building. I am not overly impressed by the designs, but it is early. Maybe it is something that can be nudged and workshopped more through consultation. The design of the park is meh, could use a claude cormier style makeover but also see the concerns about the removal of the skating rink in the winter as a result.

The monumentality of what got built in 1929 demanded something like this. Typical Toronto modesty circa 2025 would likely look incongruous. Perspective bears revisting what NYC proposed next to one of their grand ole buildings from this era: 175 Park Avenue (482m). This College Park redevelopment is only over the top by Toronto standards.

Outside of that garish render looking suspiciously AI'd, the proposal here overly distracts the from heritage components they're trying to showcase, to put it mildly. Rather like an elephant would in a local conservation petting zoo... >.<
 
Speaking of subways but just a thought! I think metrolinx should create a new proposed east, west subway line in the future to accommodate these very tall skyscraper and supertall buildings etc that are popping up between College, Carlton and Gerrard st would makes perfect sense. Since College st is the half way point between Bloor and Queen st subway lines. And already have line 1 stations on Yonge st and University Ave. Makes sense to tunnel a subway line underneath it eventually crossing below the Allen Gardens park to connect to Gerrard st. via east to the Ontario Line ont Carlaw st. and beyond. And west beyond University Ave station on College st to independently connect it's own tracks beside the GO and UP express tracks going north wards towards the City of York area station et. Would be greatly needed as the city grows to 4 million mark in the future in my opinion!

Honestly I wouldn’t mind a Concord Sky slab here centred over the podium in the style of 30 Rockefeller- in a way fulfilling the original scheme in bas-relief (since building over the park is a non-starter).

Regardless, I am glad that we are moving away from the era where there was a self-enforced modernist separation of the old and new.

South Core is also all them. I believe that was their first big foray into the Toronto market.

They stickhandled Southcore Financial for bcIMC, recently directly built the Vancouver Centre II office complex, and have a bunch of residential projects in progress. This seems like the largest project they've undertaken to date, but they're not coming in cold.

To me it suggests alien pincers about to snatch up and crumble that poor classic edifice into so much dust.
