Nice that they plan to finish the Yonge side of the podium, but I wish they'd finish the College Street side as well, per the slide deck:

The optimist in me thinks that in another ten years once this project is completed they’ll decide to demolish the adjacent glass office tower and build out the full College Park vision
 
On the extended Heritage facade - I like it..............a lot.........BUT

The new old, does not precisely match the old old, in the render. The fenestration is handled differently with all dark colouring between the windows, the band near the roof is also darker.

I like it, unto itself. But it messes with the symmetry of the thing. I'm unsure about that.

It's a shame they couldn't retain commercial ceiling heights in the new podium.
The shorter residential ceiling heights are the root cause of the difference (it's almost 2 for 1),
including a level of suites which lines up with the cornice on the original side.
The top levels above the main entrance also look "unfinished".

The towers with the vertical stripes look art deco without being over the top PoMo art deco, which might be the case if they were all glass.
Did anyone notice that the massing of the tower on the north (College) side looks a bit like One Bloor West?

The affordable rental replacement units will be going in that location I believe.
 
....as fantastical as this project is, with real estate market the way it is today coupled with tariff shenanigans, how realistic will this project see the light of day? In a better economy, I would be asking when do they start digging? But today it feels like this thread will remain dormant for a millennium and a dog's age after all the excitement of the announcement of it is gone here >.<

Honestly I don't mind this much at all! I barely noticed it at first and realistically Yonge is so narrow you won't ever be able to view the podium from a perspective like this anyways.

Nothing that hasn't been sold already is currently starting up. Nothing is selling, so I don't see any current project in development or proposal stage happening for at least 4-5 years. Build costs now are considerably higher than resale values of existing condo units. And there's no sign of the condo market turning around any time soon.
I'd actually be curious to hear the industry insiders' view on this, if there are any on the board.

Rental is an option. A hotel is contemplated as part of this proposal, and Toronto is currently short of hotel rooms.

The condo market itself is pretty dead; though there is the odd exception. But certainly, I don't think the market will resolve on those in the next couple of years.
 
This is one of the rare occasions where I really, really care how they handle the podium, especially more so than the towers. It would be great if we got some good quality design on the towers that matched well with the podium, but if they pull off the towers well but not the podium, it would be really depressing tbh. This project needs to be done well, especially for an iconic building like this.

According to blogto, the redevelopment is supposed to coincide with the original building's 100th anniversary, i.e. in 2030. I think that's far enough for the condo market to recover. That also means we wouldn't see this completed until 2035 or 2036.

Wow Ngl I really like the design. hopefully this inspires other developers to go the art deco route. Fingers crossed they don’t change the design
 
The monumentality of what got built in 1929 demanded something like this. Typical Toronto modesty circa 2025 would likely look incongruous. Perspective bears revisting what NYC proposed next to one of their grand ole buildings from this era: 175 Park Avenue (482m). This College Park redevelopment is only over the top by Toronto standards.
