Gene Dub speaking at council committee meeting right now regarding the Student Housing Initiative Fund that council is being asked to approve.

He is requesting council target one or two of the projects be built in the Quarters to help kickstart this area. Students make the most sense, he says, as seniors or families not comfortable.

He said it does make sense to focus on warehouse area, too, but noted that some of the already or soon to be announced projects along 108 and 106sts will be going ahead regardless of this student fund - so don't forget about the Quarters.

His second request is that some consideration should also go to projects with no parking.
 
Why? Very little around it, relatively unsafe, not inviting and far from a place i'd want my son or daughter to slog through versus Downtown proper, North Edge or closer to top of bank.

In time sure, but let's fill the holes Downtown first; we cannot do everything, everywhere all at once and Downtown proper can realize MUCH more immediate benefit and is in DIRE need of people.
 
A couple members of student unions spoke at committee meeting and said for many students $500-$750/month rate is what is needed.

Would a unit in the Quarters be able to get within that or closer versus a unit in warehouse district?

I believe there is a max rental rate that can be charged, but it can be lower and some students may find that more suitable if Quarters is a bit more affordable?

The LRT is right there and Churchill Square, dt library etc are all a few blocks walk.
 
A room for that amount is certainly possible at the higher end, but it's very tough to deliver (even with a subsidy) much less and the only differential there is land cost (potentially), but from what i've seen it is negligible at best.

Rates at The Switch were certainly less than the Parks for the same size units with amenities and building quality on par.
 
Variation will occur and is based on a lot of contributing factors and inputs, stage of lease up and market.

Nonsense. Downtown’s lanes and u/g LRT stations etc. - including some within a block of the warehouse park - can be just as bad if not worse. At least according to your own posting history as well as my own experience.

You sound like someone from Windermere or St. Albert talking about downtown. What’s taking place in the core doesn’t stop or start in the middle of 97th Street.

I'll be the very first to admit that Downtown and this entire city for that matter has far more issues per capita than nearly anywhere that i've visited, but Downtown is markedly a better spot than The Quarters right now for students given amenities,

So are you also arguing we shouldn't be using tax dollars to support Ice District expanding north at 105-106 Ave and instead focus money on Downtown proper?

There are a lot of holes to fill in south of 104 Ave.
 
Downtown has eyes on the street, at the moment, the Quarters have none.
So you’re saying that the only thing the Quarters needs to be a suitable location is exactly what’s being suggested for the Quarters???
