Interesting rezoning proposal 👀:

Address: 10541 - 81 AVENUE NW
Planner Description: The City has received a rezoning application from Situate Inc. The current zone is the Mixed Use Zone (MU h16.0 f3.5 cf) and the proposed zone is the Mixed Use Zone (MU h21.0 f 4.5). This change would allow for a slightly taller and larger building while removing the requirement for ground floor businesses. In the Scona District Plan, the site is located in the Whyte Avenue Primary Corridor.

Hmmmmm. Looks like just another stripmall with parking in front. Except doesn't really stand out. I may have to see it in person to see if it looks any better in real life.
 
Is that the Certified Radio space? If so then I'm not very keen on the ground-level parking lot.
It is. Only thing that might redeem it is if the parking lot is used as a giant patio akin to Campio downtown. Given one of their uses is supposed to be a brewery, I know a number of folks are hoping that is how the space is utilized. Renders only had the space between the building and the parking barriers as patio though, so we will see.

What if this ends up being a medical clinic? How about a professional center?
You need some parking to attract tenants and accommodate their clients. The building is not oriented to the street, so I'm not sure how walkable you think it will ever be.
 
They did cut the parking lot down by ~1/3 to be used as what I'm assuming will be a patio space. They can always expand the patio space or build another structure on the rest of the parking space when warranted. Otherwise, @_urbanite is pretty dead that it will help attract a greater variety of tenants while they lease out this building. Beljan still has a business to run, not everything can be straight out of urban planner paradise. I still applaud them for bringing a touch of vision to this site and creating hopefully another asset of activation along Whyte.

It's not done yet, and Beljan is generally very good at this kind of thing. They converted about 1/3 of the parking lot to patio (you can see where the curbs end in the photo that will become the patio in the render).

Regardless it is nice to see something happening to this building after sitting vacant for 5ish years.

Much better!

I should never cast any doubts about Beljan's ability to hit home runs when it comes to refurbishing tired old buildings.
