1) the new homes fronting the lake look AMAZING.

2) cool to see the new stuff moving fast in the NW. Although I’m surprised the next set of roads aren’t finished yet? Anyone know the schedule?

3) stucco on pilot townhomes looks…. Rough. Navy and black looks bad. No different than a black jacket with navy pants. Not stoked by how those are turning out despite the obvious benefits of the big build.

Considering the frequent comparisons on this thread between Blatchford and the University District in Calgary, I got the random thought to overlay the footprint of one over the other and see how they look and put things into perspective.

Here's a rough outline of University District roughly laid on top of the currently developing areas of Blatchford:

The outline of U-District includes the pond at the northwest edge and some undeveloped plots mainly in the northeast.

Keep in mind that the satellite imagery for Blatchford in the photo above is a year old. Below is the latest satellite image of the neighbourhood from this May:

And to compare, here's the latest satellite imagery of U-District:

Main thing that stands out to me is just how big Blatchford is and how the current developed and under-construction portions, despite getting to be comparable in size to U-District, are still a small fraction of the overall area. U-district has managed to develop lots of mixed use multi-unit buildings, plus one corner of mostly townhomes. In contrast, Blatchford is still mostly townhomes. In one way, it shows that there’s a big gap. But in another way, this along with the recent construction updates on this thread show that Blatchford’s doing alright. Not sure what U-District is built on, but it’s certainly not on a former civilian and military airport requiring heavy remediation, not anchored by a major university (sorry NAIT, but you’re not at the same league as UofC) in a city where the market has a higher preference for single-family homes. Will be interesting to see the market area develop.

I think back to when the Canada Lands folks were showing me around Griesbach back in Spring 2013. Most of it was still the base. Their offices were located in the old Land Forces Western Canada HQ along 137 Ave. The area that was developed was the bit in red, while the chunk in yellow was a new phase around the then brand new Patricia Park. The SE corner was still slated to one day be a grocery store. This was 12 years after the transfer to CLC.

Stopped by the block party at Blatchford today. A couple of things:

- EcoDen is planning to break ground on their mixed-use in the next 2-3 weeks!

@Avenuer Do you know if there's a BP application submitted for this yet? I don't see anything on the BP map, but it only shows approved ones, so maybe they still submitted one?
 
interested to know what sort of neighbourhood or building governance is going to happen here...is each building considered a condo requiring a board or is there a HOA in place or...?

I bought in the NX Build townhomes which are the first condo townhomes in the neighbourhood. We have our own condo board. Not sure what future developments will do though.

I believe there were plans for an HOA at some point but the city decided against it.

NX and the 3 storey Streetside buildings are condos. Most of the rest are fee-simple so there are party wall agreements in place between neighbours but nothing else.
