I'm not sure that they even got their financial ducks in a row to do literally anything with it. The owner produced some architectural renderings in ~ May 2022, launched a website, and made some social media posts that are just pictures of the property without any evidence of commencement of restoration. Then they just went quiet in September and appear to have made no further updates on the project until the fire. Failure to secure the property was a big factor in the fire itself. After the fact, it was revealed that the project cost had climbed from a claimed an incredibly low $40 million to a $75 million figure more in line with the city's restoration estimates. After the building burned, they claimed they had a partnership in the works with an Austin developer but details were vague. It's been nearly one year since the Hangar 11 fire/arson and it's is still an enormous wreck. Why hasn't this been cleaned up yet?
So, my hypothesis is that the owner is broke, and their prospective partner has bailed or just never actually came fully on board.
