Other townhouse sales look slow still too sadly… View attachment 645604
They have made very little effort to actually market. Where every other builder was operating a show home, Streetside has only just opened a show unit in 22. Still considering that these are probably the least compelling, least marketed offerings in Blatchford outside of Carbon Busters, only having four units still available of those they've put on the market isn't terrible.

Aren’t all the green ones available?

I struggle to see who these are for. If they're going for the elderly downsizers who still want a yard it almost makes sense, except that they have stairs to get into the house which makes them not very accessible
My parents love the idea and would definitely consider them but it does seem odd that they added stairs, which basically kiboshes the accessibility they're trying to sell here.

The only thing that can justify the oddly high price for me is it's killer location facing Blatchford Park. Other than that, 500k seems way too high for this kind of product

It seemed as if they'd be a more forgiving set of steps than my place has or more easily ramped, but the geometry might be just wonky enough to make fitting a ramp rather challenging. 🤔

That said, I did see ~4 people up in the control tower earlier this afternoon. Two were dressed up in white "moon suit" coveralls, and two in office clothes.

Lots of earth being moved lately. The new phase NW on Alpha Blvd has become less of a pit (first two pictures). And, they're going some kind of work at the Northwest corner of Blatchford Rd and Bravo Blvd (ie the parcels recently rezoned to the "BLMR" low-medium-rise designation; 3rd picture).

Also, I just saw the photo-bombing goose in picture 1. They are abundant this year.

Launch Homes, who are building the 90 unit Pilot project have a few Instagram stories up right now with a walkthrough of one of their units. Really impressive how fast that project is moving along.

They say first possessions in July. It should be attractive for NAIT students. Excited to see how a purpose built rental project like this might help bring more multi-family to Blatchford.

Today I walked a tour on our Plan 499 course in Calgary of the East Village. It pains me to say but Calgary is getting involved in development the right way. The Calgary Municipal Land Corporation is doing it right. I remember East Village 30+ years ago and it is unrecognizable today. The CRL portion has allowed CMLC to leverage public dollars to encourage private investment - new library, music hall, etc and wow. And now back at my hotel, I thought I would check out the websites of both Blatchford and CMLC. https://blatchfordedmonton.ca/ https://www.calgarymlc.ca/ No comparison. It pains me to say Calgary has crushed us in this type of development. Some might say the Quarters is a better comparison? OMG https://www.edmonton.ca/projects_plans/communities_neighbourhoods/the-quarters is even worse. In this falls election we should be pushing for a Municipal Land Corporation. We have so much potential but it has barely been realized as of yet. Along with the two above, we have Rossdale and Northlands. Gawd it kills me to say that Calgary is better in this than Edmonton and its not even close.
