It would be lovely if it were a luxury high rise building, but realistically these lots have been empty for around 30 years or so after the old small retail buildings there were torn down much like the park area just to the north, so I wouldn't hold my breath at this point. These remaining surface parking lots kind of bring down the area and take away from the nearby park. It would have been better if all or at least part of it was park to extend it to Jasper Ave.I'll take some tower developments on Jasper over an expansion to the park. We need more residential in the area and better frontage on Jasper Ave. Give those towers some CRUs fronting the park to integrate it even better and it's a 10/10 IMO.
As much as it would be fun to have a slightly bigger park, there's no lack of public spaces downtown, especially with this park opening, and more residents would be way more impactful.
I would also much rather the city round up another couple of parking lots around DT and convert it into some smaller, but just as needed, public spaces (some basketball courts, for example, especially south of Jasper)
Something similar to the Parks would be nice, especially with retail CRUs since this area gets a ton of foot and transit traffic. Imagine the lot right across the BPs getting developed too. I have a feeling that the success of The Parks and the O'Daymin Park will end up changing this for the better. The reason why these have been sitting empty is probably the owner holding on to it waiting for the lots to appreciate, which will likely happen.
