This is a fair comparison around your area. Not new though. Sold in Jan 2025

Then its way better to cancel and buy resale if KSV prices are way higher..i would go that route…. For me that downgrading from a house , just need a one bedroom.. unfortunately one bed prices are still up there $475-500k under 5 years old .

My only point is that I personally don't agree with their so called current market price.
Me too but they dont care.. they are treating the whole transaction as new sales ., thats why everyone need do the numbers and see whats best..
Also i ask them if prices are negotiable , they said NO..lol

Agreed. The market is pricing 1,2 & 3bed around $450k to $780k for these stacks and one bedroom is high. There are deals out there for 2 and 3 bed stacked depending on various factors.

Well well, vandyk got out smiling while KSV is asking us to cover property appreciation cost.

Vandyk pocket the cash and ran.. KSV is covering for KINGSETT to get back their cash

These prices are above current market value... so why would you even consider. Appraisal wouldn't even come in for the prices theyre asking. Waisting time at this point.

Hound them with calls and e mails
They don't care, I just got pretty much the same response from the letter back in October(?) copy pasted. I've asked for more concrete timelines but nothing. She did mention though that they are allocating time for purchasers to meet with them, which I think is new - if anyone is still considering following through I guess there may be some opportunity to lock in dev charges now? Idk though

Once deposit protocol is approved by the courts up to 6 months at most. Likely earlier based on what I've experienced with other project. Contracts terminate in April 2025. Deposit return protocol is then facilitated by KSV, Tarion and Aviva. Then the courts are presented with the protocol. Then we fill out the claims. (This is just an example though)

Based on the fact that KSV hasn't sent out any new APS since the last batch, it is likely they have assessed project costs versus accepted and non-accepted APS and will terminate all existing contracts. It's nearing the 30 day mark for the Termination date of the April 25th Purchasers. (49 days to be exact)
