I agree that a 4 bedroom SF home for 500k is gonna be pretty crappy.

But 744k for a 672 1bd condo in Hamilton is ridiculous. Even in Toronto that would be too high.
Prepare to drop the price drastically or hang onto it forever.

First, what a shot. Second, even though this thing looks worse than I hoped (imo), the brick looks good, especially from a distance, and it’s a major improvement on Hamilton’s standard.

The podium does a lot of heavy lifting, but it’s bearing that weight well enough. I really don’t care if the buildings’ cheap if you put a teensy bit of effort into street interaction like this. That’s realistic for Hamilton at scale, and this proved it’s possible.

At least the podium across from it merges well with the other one - one nice thing about being able to essentially do a whole block in phases you can make it look more.. homogenous..

I've been slowly getting use to the white smears on the bricks on this one..

I notice the floors are shorter in height than the apartment next to it... but somehow it topped out at the exact same height.
Optical illusion. The apartment slab tower that looks the exact same height as this building in the last image in post #312 is actually 155 Market Street, which is at the corner of Hess and Market. If you look closely to the left of this, somewhat obscured by the tree, is the actual apartment slab tower that is next to this building (111 Market Street, at Market and Caroline). Plus, the image in post #309 shows the height difference between those two better - Radio Arts is a fair bit taller.
