Hello BetterInfillers—
This Saturday BetterInfill is hosting a live discussion and QnA with Larry Beasley, Canada’s most renowned urban planner. Larry is a strong advocate of neighbourhood engagement in urban planning, believing that people have a right to a voice in how change is managed in their neighbourhoods. You may know of Larry from his webinars with us.
Larry will be projected live onto a screen and people in the room will have a chance to ask questions. What is reasonable to expect in neighbourhood planning? How can neighbours organize? What is neighbourhood-led planning? What works and what doesn’t? There’s no end to the topics.
Larry will field questions and share a lifetime of experience to take back to your neighbourhood.
There are about a dozen spaces still open. BetterInfill is covering the cost so there is no charge. Meet and linger in person with other concerned citizens.
The session is this Saturday, June 14, from 2-4 pm in the upper hall at Belgravia Community League, 116 Street and 74 Avenue.

Also, just a general comment that this many rezoning proposals in McKernan/Belgravia is crazy.

Interesting to see how they will all play out. 👀

It seems that the majority of the rezoning proposals are from EverFor Studios.

I must have seen 12 EverFor signs biking through Garneau, McKernan and Belgravia today (without looking for them).

They say they are building 300+ units per year.

It also seems like they could be owned by a Chinese company. (If ChatGPT is accurate, EverFor’s website currently appears to be down so I couldn’t verify.)

Does any know anything about EverFor Studios? Are they building goof quality projects? Do they have aspirations for developing bigger than small multifamily buildings? Are they indeed owned by a Chinese company?

(So many questions, they are definitely making an impact on the infill scene.)

Ugly crap
 
So happy about the new Front facade requirements in the new zoning bylaw changes.
  • There needs to be a covered main entrance door on the front street side of all new developments. Helps prevent the front from looking like the side of a development.
  • Minimum 15% window coverage on the street-facing sides of buildings (up from only 7%)
  • Row Housing and Multi-unit housing needs to have 2 articulating design features on the front and side lot lines, regardless of building length. Windows are porches don't count.
I'm for the de-regulation of building types under the bylaw, but Edmonton can and needs to mandate better urban design. We just have to if we want to have a good-looking city.
