Would love us to use substantial completion to limit those southern areas being built out.

Kalen at BILD loves to claim people will just move to Leduc and Beaumont then.

Ok, sure, but is that bad? If the neighbourhoods are a net tax loss, why are we worried? They’ll likely still work and shop in the city, and the commutes aren’t much different. What am I missing?
I'd kind of like to see Leduc, Beaumont, etc develop as urban centres in their own right.
 
Do the city planners expect a substantial amount of residential development along Calgary Trail/Gateway? I would not have predicted that.

1.25-1.75 is a lot of TOD/main streets, plus the new suburbs in current limits.

1.75 starts to shift to that central corridor for more housing. If I remember correctly, dedicated bus lanes and the like were part of it.
 
To shrink the tax base and increase the strain on road infrastructure?
These new Edmonton neighbourhoods are shrinking the useable tax base.

Blatchford, Greisbach, Northlands, Michener Park, The Quarters, Downtown, and existing neighbourhood infill can easily take Edmonton to 2 million. All without adding a considerable amount of infrastructure liabilities.

I can also see residential development happening eventually around Calgary Trail and Gateway similar to old industrial buildings being replaced by residential elsewhere in the core. It is a major transportation corridor with a good variety of commercial goods and services nearby.
 
I don't see anyone wanting to live there, personally. They're both essentially mini freeways and hardly pleasant, walkable, or family-friendly, despite their good connections.
 
Kind of related to the current discussion, how much of the highlighted area below could actually be redeveloped? I know there was talk about it years ago but I think that has stalled?

IMO as an uneducated development enthusiast, this could be a solid area for naturalization projects mixed with smaller-scale retail. The train tracks add some character, but I don't see anyone wanting to live there.
 
I wouldn’t want to live there, but in a car-centric city like Edmonton easy access to freeways would almost be a selling point.
Of course not for everyone, probably not for anyone with small children, but people do live in noisy, busy areas, like close to Whyte Ave or Jasper Ave.
 
It could very well become become a neat community and has an ARP - Strathcona Junction contemplated to turn it into a walkable, mixed-use neighbourhood.

The bigger issue will be seriously contaminated soil which will likely require full removal to a depth and other remediation.

And no one wanted to live by ice district Village or stationlands 20 years ago.

A lot can change. Look back at some of Vancouvers TODs from the 90s. What they’ve become from what they were is amazing. Lots of parallels
