I feel like there's a lot to be desired here design wise, but I'm over it now. I'll be happy to see this eye sore of a lot finally developed.

It looks slightly less shit in this new render. Maybe after iteration #40 we'll have something decent to work with 😭

What's a little interesting (and concerning honestly) is how there's no render for the 104th ave side of the North building? That will also be a prominent street frontage, please show us what that will look like.
 
If we're using 1.5 persons per dwelling unit:

Massey Ferguson - 696 units - 1,044 residents
Lotus Park - 152 units - 228 residents
Lilac Park - 239 units - 358 residents
Vantage Park - 201 units - 301 residents
Warehouse Block - 226 units - 339 residents

That's around 2,270 new residents in this area of downtown.
And this is not even counting the potential Phase II for the Parks, a PD approved mystery 54-unit midrise on 108th and an unannounced MacLab development also on108th. Once all said and done, this is going to make a major different to this part of downtown.
 
Bottom line:

It’ll be a 1000 more of these:

For the love of humanity, does Anyone have a sneak pic of the improved renderings of Warehouse Park?
 
^^ this 'bottom line' thinking/ attitude and settling for - is the most Edmonton thing you can do. My god, what an ugly building. It certainly says a lot when a supportive housing complex in Vancouver has better architecture than this remand centre looking structure.
