Building permits for the two buildings closest to 104 Avenue have been submitted, so the developer seems eager to get going on this in the summer. Construction should start this fall I expect.

Oh welllllll, here's to hoping that it gets a facelift in 10 years. The good thing is that the area will be getting a much larger student population, which will hopefully support some more nightlife-oriented uses. And I do like that another parking lot is gone.

All of their brown cladding should be brick. Even the grey could be dark brick. Just little things like that would make a big difference in classing this thing up a bit. The top floors are a writeoff at this stage, but they could still improve on things.

Yes. The main level is fine, but all they have to is mostly keep what is there, the problem is what is above it.
