What do you think of this project?

I really like how there is absolutely zero commerical on the ground floor.... How do we expect to drive foot traffic if there so no where for anybody to go.
There is no shortage of commercial units around this building. It's also a short walk to a grocery store, a park, and 104th street. The residents themselves will drive foot traffic.
 
I still don't see this as a net-negative. I have seen plenty of residences that are about this appealing (including the residence on the MacEwan campus just a short walk away).

Do I think it's beautiful? No. Do I think it benefits students and the surrounding neighbourhood? Yes.
 
I was thinking about this, but does anyone have an idea if student housing units have a larger persons per dwelling unit ratio than regular market housing? I know that if we use the "low" 1.2 per unit calculation, this goes over 800 people living here, but I'm assuming student housing has more 2, 3 or shared bedrooms than market housing which would drive that ratio higher?

Same goes for Autograph's project on 106 St too now that I think about it.

Not a net negative but with better design (especially at the street - building interaction space) it could go from a +1 to a +5. It’s just disheartening to see projects of this scale in the centre of the city that are so ugly when you don’t have to look far at all to see better design that is getting built too. Every bit matters when trying to turn a downtown around.

It looks so much better at night
Not sure if that dusk picture contains any improvements or is just to try make it look a bit better by obscuring it. I hope it is the former and they make a bit more effort.

This may not ever be a great building, but could they at least improve it from really ugly to not so bad?

The statement by the developer's spokesperson tells me that they wouldn't know good architecture if it bit them in the...
