My money's still on this one turning out a tiny bit better than shown, due to the renders being low-effort.

The north end is perfect for field offices and lunch rooms. I'd expect them to utilize the paved area for that. Stage 2 they'll probably rent the adjacent ugly parking lot.

I think it'll be... fine.

And there's no need for retail here. The immediate vicinity has abundant underutilized (or completely unutilized) retail. Downtown is not desperate for new retail space, it's desperate for people to make the existing spaces viable.

The bigger windows is an important approvement, but it still looks like cheap pre-fab.

I do wonder if the red strips are supposed to be Massey Ferguson red.

Just saw this picture on the Toronto forum, these buildings are exactly the kind of architecture that we should expect in the Warehouse district. Unfortunately our city doesn't have enough of a housing crisis for developers to care.
