Another two complaints.

1. The electrical stub boxes that were supposed to have the 'tusk lighting' for Jasper that never went through (long story) are not capped and simply are left on each block like this:( Who cares, right?!

2. Utility connections happen and are important, but this was done ~5yrs ago on our new fancy main street and just left. I was told that these are to be repaired to original state with 2 yrs... which is nuts to begin with, but clearly never:(

I wonder if EDBA provides support and advice for dt businesses when setting up spaces like this or if the city has some standards?

No doubt the lowest hanging fruit is the post-secondary student population.

Agreed. Some will live DT. But for better or worse, most only will if we become truly unaffordable. Few families in DT Vancouver stay if homes are 650k in kitsalsno.

We don’t need a ton of kids right downtown. But we do need them close enough to easily visit. Good transit, bike lanes, parks, SAFETY, fun events.

Library, fountains, events like Disney symphony, oil Kings, etc all bring lots of families to the core.

If the inner ring road of our city stays attractive for families, we’re doing great.

For our DT, I think we should focus more on 25-35 year olds without kids. In most cities, that demographic always wants to be near or in downtown. We have way too many happy to rent a crappy wood build in car dependent sprawl still. That’s where we can make real gains.

It's a growing consumer base that's not really flexible or elastic for location choices. Plus if you want non-office vibrancy, they're your best bet if we want a secondary Whyte Ave north of the river. Still think the Student Housing Initiative is going to be an underrated boost for downtown that'll fly under the radar for most observers, and will have a larger effect than most of the CRL initiatives.
