I'm almost certain this is just perspective. The BP and parking lot isn't THAT big.
It isn't that big. It is actually two separated lots and other things are missing which are not accurately portrayed. I wish the park was extended to Jasper Ave (either the middle parking area or the west part).

If tall buildings are eventually built on those lots the park will be overshadowed and hidden.

There's also no gaurentee that lot owner will actually pave it to look like that. AFAIK from @IanO mentioned in the past, this lot owner isn't in any rush to do anything with it

Taxes for empty lots like that should be through the roof. I hope the next city councillor for DT does a better job activating these sites.
 
If that is it, I don't see much reason to go there.
It will probably be a nice local park, better than a bunch of parking lots, which will hopefully also encourage more development nearby.

A signature park that will attract people from other parts of the city? Probably not so much, especially with the city cheaping out on more distinctive features like water fountains.

At best a pleasant park, but no one from out of town will be impressed by it.
