Construction of new transit-oriented community at Bloor-Kipling ahead of schedule as City of Toronto, CreateTO prepare for next phase of rental housing development​

Construction on the 5207 Dundas St. W. development by Kilmer-Tricon is three months ahead of schedule. This is one of five blocks identified for rental housing development on City-owned land, delivered through CreateTO.

The new community at Bloor-Kipling will include:


  • five rental housing developments (including 5207 Dundas St. W) which will include approximately 2,700 residential homes, at least 900 of which will be affordable rental homes,
  • the new, state-of-the-art Etobicoke Civic Centre, and
  • a new City park.
Bloor-Kipling will also be Toronto’s first net-zero community. All development blocks will be serviced by a District Energy plant with all heating and cooling needs to be provided by a low-carbon thermal district energy network.

The City invested $77 million to decommission the former Six-Points Interchange, replacing what was known as ‘Spaghetti Junction’ with a new network of streets, unlocking almost 18 acres of land and creating the seven blocks for redevelopment.

The next housing block for development at 970 Kipling Ave. is currently in market to bring on a development partner.

First occupancy at 5207 Dundas St. W is expected in Q2 2027.

The new Etobicoke Civic Centre is currently under construction and is expected to be complete in Q4 2028.

In case anyone was wondering, from the link...

While the white precast panels currently define The Stella’s elevations, their final appearance is yet to come: Henriquez Partners has confirmed with UrbanToronto that the exterior's distinctive colouration — seen in the rendering at the top of this article — will be carried out through staining in Summer 2026, once installation of all panels is complete. Though the panels are rising in their untreated state, the decision to apply the finish as a single phase allows for a more efficient and cost-effective process.
