DSRB (NATO bank) is coming to Canada…this site could be a big candidate I think

I will refrain from comment on where the DSRB will end up.

I will say, they will need in the range 750,000ft2.

There is no single block of office in any existing building in Toronto anywhere near that large.
 
As i've noted in other threads, a primary requirement for the DSRB is that the site needs to be considered "secure".

This site is not, nor is any banking tower in the downtown core.
What is the definition of “secure”? How could a new tower not be made secure? Would the HQ need a purpose designed and built tower to be secure?
 
I have a hard time believing it does not end up in Montreal for ... reasons ...

Now, that said........

There ARE intelligence agency offices in existing major commercial towers in Toronto.

But, those usually hidden in plain site (the name is not on the door, LOL).

In the case of this bank, it's a bit too big to hide.

I would not say a custom or exclusive building is an absolute requirement, though that will be for the bank to decide, but it certainly would have requirements which would not lend existing commercial towers to said purpose (without substantial changes)

Aside from which, there is no block of office space vacant that's large enough anyway. So moot point.

That’s a lot of space. I wonder if there’s anything anywhere in Montreal or Ottawa that’s already built and it’s that big and available. For this amount of space it seems the only way to go about it is being the main tenant at a major office tower. something like The Hub. But if they choose Montreal or Ottawa they’ll definitely have to build something for them.

That's my estimate, but it's based on the number of full-time employees they've said they envision having multiplied by a fairly standard 150ft2 per worker.

At one point, numbers in some offices were as low as 100ft2 per person, but it's crept back up, and an environment that will serve highly paid staff and require security-add ons, 150 seems like a more reasonable number.

If you use 200ft2 which is the high end of the range, then you get 1,000,000ft2 of space required.

We'll see what actually unfolds.

As much as I would love Toronto for the DSRB, I have a feeling it will end up in Montreal; there is already a UN Aviation Agency there, but you never know. With the amount of space this needs, I would love a Deutsche Bank-style building for this

I said the same thing earlier today in another thread.
 
It’ll never happen but it would be a great fit for the east harbour - you could do purpose built whatever you like, you could control the surrounding area - and wait long enough you’ll be right beside a subway stop 🤣😛
