Am I the only one that is surprised the office block survives in Phase 1 still? Does First Capital really think they will manage to lease that?

There's no need to change their minds until they run out of residential to build. A 67 storey residential tower is also not much easier right now.
 
This building (on the left in the render above) was significantly different in the 2022 submission:

Ever since Cirque du Soleil wrapped up and moved out for the season in mid-July, there's been work on the site where this phase of the project is supposed to be constructed. Basically, in the month and a half, they graded the site flat with the exception of couple sizeable mounds of dirt. Here are some shots of the entire site:

The foundation for the future showroom and the white storage shed next to BMO on the intersection of Park Lawn and Lake Shore. No movement on the showroom construction for a year and a half now:

The contractor staging area in the North West corner is for the Gardiner rehabilitation project.
 
I posted a whole arborist report earlier in the tread and @Northern Light simply chose to ignore it ¯\_(ツ)_/¯

Ahem.

1) I just did a search for the word arborist, posted by you.......and I find only one other post, in this thread, and no link.

2) Did you tag me? Even if did, in fairness to me, I get dozens of alerts a day from UT, so I may have missed it. I can't keep up with every thread though, even if I come closer than most.

And also what it is you think I might have to contribute..... I will look at it when I get a chance.
