The SPA for Phase 1 doesn't even have a 'Notice of Complete Application' as yet.

So it'll be a bit.

And if they actually started building late this year, they are not delivering occupancy in 2026. Maybe mid-'27, at a push.

Why are you asking this when just up page you can see the building permit application? It was only filed 9 days ago.....
Well they should get off their asses and start digging already 😎. I guess I should have been clearer, how much of this development is being built. I find it hard to believe in this market that they are going ahead with this size of development unless it is purpose built rental.

There are a raft of agreements with the City and Metrolinx that affect timing here.

I suspect you may well see some changes to tenure here, but I'll file that under TBD.

This work still looks like Allies and Morrison to me.

The Database says they are the design architect while Adamson is the AoR.

But the thread title shows B+H as architects and their's is the sole name I saw on the arch. drawing
