The mall is actually doing pretty well since Centre Court and Salthill Capital came on board last year. The food court had vacant spaces for over 4 years and now all the units are occupied. They’ve recently introduced Lululemon as a pop up store (which is expected to stay now). Furthermore, Sephora, Dave’s Hot Chicken, West 49 and Pickleplex social club are all planned to open this year. There is also plans to renovate the food court. I believe once phase 1 is complete, the next development section will be the empty parking lots near the pedestrian bridge and Hudson’s Bay. They don’t plan to demolish the mall, funnily they actually need more space. It was the opposite when Cushman and Wakefield were managing the mall, it was going all the way downhill.
The only area of the mall that may be demolished or reconfigured in the future is Hudson’s Bay. The old Famous players will also be reconfigured along with entrance 7, to accommodate a new hotel, a square and additional retail space.

Sephora I didn’t know about. West49 recently closed down, making a comeback again? The food court not having “vacant” spaces can be argued, there’s currently a dentist office, a cellphone store and a nail salon in the food court. Still a lot of vacancies in the mall though and once the build out happens who knows what retail will look like in 15-25years.

But back to the original question, the current phases are in the already demolished east wing (Sears) of the mall.

Correct, West49 is making a comeback. The direct food court doesn’t have any vacancies. Popeyes, Imperfect Eats and Pide and spice, took over the vacant units. The dentist office, cellphone store (old convenience store) and salon (old nail store) have never been restaurants to my knowledge, therefore they wouldn’t be considered “vacant” as they are occupied.

That’s understandable, the mall still has some vacancies but not as many as it had last year. Plus some of the “vacancies” you see are actually stores being moved around.

First official renovation since 2004, would’ve been nice to see new floors, column designs, expansion but here’s some progress on the renovations expected to be completed in April. They are adding an additional 200 chairs, more tables, new overhead lighting, planters and new paint job.

The hodge podge of chairs is odd... Also, maybe just the camera angle, but seems too spacious. I honestly can't see much of a difference from before...
Yea it’s still in progress so I think the empty spaces will be filled with more chairs/tables by April. I agree with the chair designs as well, they’re pretty odd but I’m curious to see the vision behind it.

Any word or rumblings of what happens to The Bay space? Would they accelerate phase 2? The mall has now lost all but 1 anchor store (winners/homesense?). Both Saks and Bay stores are looking pretty bare.

Interesting use of the space beside Saks for indoor pickleball. Was pretty busy today. For those unaware:

No words yet but likely Hudson’s Bay will be demolished and redeveloped into mall space. They had a picture of the master plan, I’ll see if I can find it.

@FutureDurham Im not sure I understand what the images you posted show...

At risk of being a bit off topic... I question the addition for mall space. Do we think there are tenants wiling to move in? There are some (new) stores that have moved in and have me scratching my head (e.g. sumo Dino). Lulu certainly could use bigger space if their pop-up store proves a demand. Where they are now is quite cramped (although this seems like their model as noted in stores elsewhere).

I wish the city wold push for their performing arts centre as I understand there is still need for such space by local groups... I believe it was planned for in and around the Bay space after the original plan was scrapped. Being close to transit and mall connection could make for something interesting.

As for Saks space... It would be nice if Farmboy had mall access... Or maybe move carters... It's outdoor only access always seemed odd, better suited for resto+patio.

Was engineering surveys happening outside TheBay, south-side, all last week - I saw with my own 2 eyes.

I think it will be a while before they get to developing the south side of The Bay ... based on Centrecorp's plans there is 10 buildings in the area where the corridor and Sears used to be ... after that is done then they will turn their attention to the area south of The Bay near Highway 401

(I popped into the presentation centre on the weekend)

No issue, it’s hard to tell but in both images you can see they remove the hexagon shaped Hudson’s bay and expanded the wing. The HBC building interferes with the future road networks on both sides of the mall.

I thought I read somewhere they were supposed to start construction of the first towers at the end of last summer, but so far there is no activity on site.
