I watched a Youtube Video about how Toronto is becoming the skyscraper capital of North America and it mentioned that The One (former name) originally had Apple as the tenant for the main floor but Apple terminated the contract with Mizrahi Developments in October 2023 due to construction delays and missed deadlines. Now that Tridel is in control of this project, it would be nice for Apple to occupy the space again as the building was specifically designed for Apple's store and construction has since resumed.

I think the general sense around here is that Apple is the most likely tenant for this space. As you note, it was designed for them, and they're the richest retail company in the world, so if they still want it, they will get it. They probably have just been annoyed and disappointed so many times on this project that they're waiting until they know exactly when they can take possession and build it.

But you never know for sure until the announcement is made, and it could still become the world's biggest pot shop. Or a Dollarama.

From my understanding though, Apple retail is known to be a very tough negotiator. Yes they will spend millions on designing and constructing their stores but they can have very onerous terms for their leases, and rarely actually pay top dollar per square foot. And I imagine One Bloor W is going to want to recoup as much as possible from the tenant. Not saying Apple isn't a possibility, but it'll be a very interesting negotiation.

In reality, Apple Stores contribute a small amount to their revenue, they're more like halo marketing in brick and mortar. So they can hold off for as long as they want, even if the Eaton's location is constantly slammed.

Totally agree with this, I just think Apple will move in here because it's one hell of a halo... It will be an interesting negotiation, but Apple moving in makes more sense than anyone else moving in.

It should be a hotel lobby and resto-bar that activates the intersection day and night. You won't believe how dead the intersection of two subway lines feels after hours.

If I had to concede the space to showcase retail (which I'd rather not), I'd say a LEGO store. The one at Yorkdale is constantly packed. But maybe both Nintendo and LEGO belong at Yonge Dundas Square, not Yonge and Bloor.

There are already numerous bars and restos in the area in Yorkville. Even just within eyeshot, there's Mar'aa and the various Eataly restos at the Manulife Centre, The Ballroom across the street, Living Room/Skylight at the W hotel. I also live in the area and don't find the area even starts to die down until about 11pm-Midnight.

Any news on the hotel component? Is it still considered Andaz or going for more of a luxury brand?

As noted in the article below, the existing agreement with Hyatt Hotels of Canada Inc. to operate what was going to be known as the Andaz Toronto - Yorkville will be disclaimed and that a new operator will be selected.

Unless they can resolve the issue of the large number of homeless people causing disruptions every night at the Yonge and Bloor intersection, I doubt that area can develop a proper nightlife atmosphere. I live in the neighborhood as well!
