This Wingstop is taking forever I honestly don't even think they started doing anything in their unit yet. Wondering if they bailed on this or if permits are holding things up? I been living here for over a full year now and mostly love it. If anyone has any questions feel free to ask.

The Good:
  1. Location. Some will say being in the heart of downtown would be a negative I really disagree... I LOVE it! I feel really connected to the community, I frequent many local businesses downtown and have got to know the owners and employees and they now know me.
  2. The Amenities are second to none in Hamilton.
  3. Lots of activities the building is always putting on pool parties, BBQ's, fitness classes, boot camps, yoga classes, stand up comedy nights, children's activities, movie and TV watch parties in the theaters, games nights and they always provide food and drinks even alcohol at these events and all of this is included in our rent.
  4. The staff are great here and very friendly and responsive to anything. Extremely clean building, they act on any issue, security is always present.
  5. We love our spacious unit, the layout and quality appliances they gave us are top notch and very high ceilings add to the spaciousness.
  6. No elevator issues "yet" they are fast and we only ever really have to wait a bit on moving days end/beginning of the month.
  7. Smoke free building in your units, on the balcony's, all amentias and outside terraces no smoking at all this includes weed and even vaping it's in the lease you agree to if you move in!!!
  8. My floor is very quiet and friendly but this seems to be consensus from everyone I talk with in the elevator.

The Not So Good:
  1. Our window wall in our bedroom isn't very soundproof. The little window that is standard in most condos these days that cranks out about 4 inches seems to be lacking in the sound and weather proofing. We face the pool so the pool party sound or kids who love to scream when they swim for some reason lol leaks into our bedroom but at least parties and all swimming are wrapped up by 11pm sharp and the pool deck is cleared and locked by security.
  2. That same window issue even created a little bit of ice buildup on the inside of our window last winter briefly for a couple weeks. I worry over time this will become an issue. I am going to report this very soon before cold weather hits.
  3. Some people break the smoke free building rule they just sent out a blast email to all tenants for the 3rd time since I been living here about this reminding people their leases will be terminated and they will be fined $250+ for cleaning and we are to report any neighbours breaking this rule.
  4. I live on the 6th floor directly above one of the weight/fitness gyms that is on the 3rd floor. Some assholes love to drop their weights and the sound travels up the concrete who knows how high you can feel it vibrate the floor and walls sometimes!? Luckily this doesn't happen often but when it does it startles you lol.

So the pluses far outweigh the minus's though we love it here and would recommend it to anyone!

Phase 2 (The Zellers Lot): The James Street frontage is the final piece of the puzzle. Now that their other major project, 75 James (at James & Jackson), is hitting its completion targets in early 2026, it is highly probable that the Zellers lot will be LIUNA's next major announcement.

We can FINALLY have this eyesore filled in - and they are required to have a 3 story podium of brick or stone and then set back the tower significantly - much like they did with the William Thomas building. I personally hope they do a 2 to 3 story step up to allow the lister block to still show as the focus but we shall see. Current no Minor Variances or Site Plans have been submitted.

I thought that lot was owned by someone else and not Liuna.
 
Isn't LiUNA involved with 46-48 Ferguson Avenue South which is just starting construction?

Yes, LiUNA is the lead investor in the development at 46-48 Ferguson Avenue South (and the adjacent 173 Jackson Street East).
The project, branded as "The Forty-Eight," is a collaboration between the LiUNA Pension Fund of Central and Eastern Canada (LPFCEC), Fengate Asset Management, and The Hi-Rise Group.

Man how I would love to see this lot built up and 50+ floors would be wild! Will sort of suck for Supercrawl but it will be for the better!

Youuu know 30 stories is the most they can do buster lol

And yeah it might suck for supercrawl UNLESS they design a space with that in MIND - like a giant atrium that would replicate the beer gardens area. I mean, let's face it, having undeveloped areas where buildings used to be as expected spaces for other venues is not a good idea long-term.. besides.. we have that giant hole on king street now you can put that in lol.. ahh.. bitter..

It really is the ideal spot in the city to go with height / build a signature tower for Hamilton

Totally agreed - but the exterior would HAVE to match the historic architecture of everything around it - no ultra-modern for the podium is allowed and absolutely NO glass is allowed from the sidewalk up in this spot - brick or stone only for the podium. Apparently it's part of the plot agreement for this area.
 
I've seen no evidence the old Zellers lot is owned by Liuna. I'm not certain who owns it, but from my recollection @innsertnamehere has mentioned this perhaps? Was it Wilson-Blanchard?

If anyone knows a realtor or wants to hike to city hall you can just request the ownership of any property.

You have to do it with unaided awareness. Ask "Who owns _______?" instead of "Does LiUNA own _____?"
