That didn't work for Cumberland Terrace, probably won't matter here neither. Can't fix bad interior planning.
 
Would make sense as owners are very familiar with rental and it fits their profile of owning long term. Also, ability to self finance.

No one is building a 100 storey rental tower - 75 perhaps - at a stretch - but not 100.

Let's clarify here.

1) There is an existing connection between College Station and College Park now.

2) The new connection is not that much further south, it's tucked behind the Metro. There's no real reason it should increase convenience of access enough to make a difference in flow within that building, never mind to Aura to the south.

3) There is an existing connection from College Park to Aura, underground, it's just awkward as it's relatively well hidden, and below the existing retail level in College Park, it's relatively narrow, and poorly used.

4) The biggest problem with Aura's basement being a draw (or not) is not about access or visibility, it has the same entrance as Marshall's. The problem is there just isn't a compelling reason to go down there, and the emptiness, narrowness and low use feel creepy to many people too.

You can fix that, but it requires a destination draw, anchor tenant that people will go out of their way to find, and that requires assembling most or all of the units at the lower level and starting over.
 
Live/work spaces for musicians and things like recording studios and arts spaces would really make this come alive. 401 richmond is a good example of what's possible.
Maybe. I didn't know about the Akin artist studios in the Distillery until only 2 years before they closed because of poor visibility/signage, but once I did I went often. Similarly, were they to try something like that at Aura, they would definitely need more signage & in more prominent spots. I had no idea there were shops down there either until someone mentioned it on one of my social media feeds. It's well hidden, but they don't even have sandwich boards to alert you to its existence so what do they expect?

Thank God, especially since more developers these days are trying to skirt around having windows in bedrooms and are trying to use "borrowed light" to justify the stupidity.
