This sounds like a lot of different things in one.

Precedent views the opportunity as an institutional-style adaptive reuse platform with multiple revenue streams and long-term value creation potential. The planned repositioning is expected to combine hospitality, residential, commercial, and amenity programming in a way that supports both near-term downtown activation and long-term asset resilience.

Gulf Canada Square?
This is 1,125,780 square feet not the 230,000 mentioned on the website. That's the size of ATCO's building near Garrison Green, so it doesn't sound like a very large building. Which does make sense as an older building of that size of building would probably be well suited to a conversion.
 
floorplate size is massive, wouldn't be a full conversion as they're targetting only 230,000 square feet. The building is over 1.1 million square feet in total. Lower floors though, it consolidate'able, could turn into some pretty good convention/ballroom space. 4th floor is 70,000 square feet alone.

Good point, it is much too large to be the building for this one
 
I'm beginning to wonder if this the The Hilton Waldorf Astoria or just a random name they came up with? Kind of odd for an announcement without the hotel company's logo or name anywhere. When Truman announced their Marriott and Accor partnerships, there were statement from the respective companies.

It looks like they are still raising the capital for it so my guess is the hotel partner hasn't been confirmed. probably just did a press release to drum up investor interest
 
I would love to be proven wrong, but I don't think they have an agreement with Waldorf/Hilton on this site, it appears to be more of a proposal/design exercise for the Selkirk House building, unfortunately. Can't see an ultra-luxury hotel going in that location, in that kind of building. Maybe a new landmark building close Stephen Ave or Stampede Trail, but even that would be a long shot.

Gulf Canada just finished a full scale renovation of its lobby and +15 areas last summer, so I'd wager it wouldn't be on the market for a conversion. Plus, the Tim Horton's is now undergoing renovation and I doubt the franchise owner would do so just to be out of a home in a couple of years.
