Kinda sad really. I was looking forward to seeing the end result of a mass timber community. Ah well. 😑

I understand some of the choices here in terms of keeping things affordable.

But a couple bits ....well.

First, no disrespect to Teeple, but Teeple is not Adjaye. If there was reason to remove the latter, so be it; but I don't think the substitute chosen was appropriate in the circumstances.

Second, without being silly elaborate, I don't see why you can't have a better homage to the original idea here, even if you vary from it.

You can green it up, w/o driving extraordinary costs; you can incorporate mass timber fascia, or other design elements that convey the feel.

Finally, if you have to break w/the idea, this just needs to be a bit more daring/bold.

The 12-storey midrise profile still makes the community forest component very challenging to pull off. If that is the signature public space element it really needs more sun than is proposed here. (you can even see the shadows in some of the regular drawings.) it's a problem.

It's a problem that for the Adjaye design I was more willing to cross my fingers and hope ........for this one, I'm inclined to cut it back to provide the needed sun to the forest, seeing as the forest is by far the better potential element, it needs deference.

The amount of shade that's likely will really limit the planting choices and flowers.

Okay, our second story, on Building 2, (how appropriate is that?), is now up here. It is now an Allies and Morrison design, as mentioned above. That building has its own thread, of course, but wanted to make sure the news was here too.

Complete trash. Everyone involved should be embarrassed. We continue to fill our waterfront with bargain basement dreck.
I don't think Quayside is too bad even with the redesign. I agree though that much of our central waterfront is plagued with bland, ugly condos and not enough street level attractions.

Lovin' those mid-rise commie blocks along QQ in lieu of (*a compromised architect's reputation) the stunning mass timber/gardens originally proposed.

Can we assume from the latest rendering that Alison Brooks impossibly (lol) beautiful 'Western Curve' is toast as well?

A simpler question... so pretty much everything (design-wise) is gone/replaced?

I've been working on a better descriptor for V-E (value engineering) on this scale, but all I came up with was Vacuous Evisceration... please share some better ones if you have a minute.

"Construction is expected to get underway in 2026 with the goal of welcoming the first new residents in 2031."
 
Do they not have town hall meetings or anything to get input from people that are on this forum, I am confused was the architect not chosen based on original designs and yes slight changes happen but this is extensive, bland is an understatement. I guess I just don't understand how the process works on projects like this, guess no input from people who care about design in Toronto.

They do have a Design Review Panel, which so far as I know, did not get a look at these latest changes yet.

They don't have a specific avenue for for UT'ers to comment; though it should be said, many City staff, including Planners, Project Managers, CreateTO, and WT staffers as well are UT members.
 
If you don't believe me, look no further than directly across the street from this future community and check tiktok as well. I'm quietly all over social media, watching. AquaLuna had more than a dozen condos listed for rent ($4,000-$10,000/mo) the first week people started moving in. I counted at least 13 separate realtor tiktoks advertising different units before I lost count. There were also dozens more in Aquabella (right beside it) that I've personally seen listed for rent over the last couple of years. At one point, I saw 19 suites listed at the same time for rent.
It's inherent to all new products they they be pricey, and in the long run more supply suppresses prices, but I agree that the pricing on Aqualuna has just been hilarious. Like $6k a month for a 1 bed to live in essentially a shipping yard and soon to be 10 acre construction sight is just crazy. People leasing there must have fundamentally different views on what exactly they find attractive about urban living, because the to me the current state of QQE looks a lot more like a London during the blitz than an attractive neighborhood.

Give it 10 or 20 years? Sure it will be decent (tho imo not better than old city nhoods) but I just don't get the case for being in so early, it's certainly not coming with a discount.
