From a floor plan perspective, the CN Tower would probably make a great residential. It's quite shallow from core to exterior walls which means suites get a great deal more glazing per sf than the more modern rectangular towers with large floor plates. It's floor to floor height - at 14 feet if my memory is correct - also provides the ability for higher ceilings. I don't know how the numbers would pencil today but from a design perspective it would be a fabulous opportunity to create something quite iconic and special.
The units would be super cool, but wouldn't that make the cost per square foot extremely high? I definitely hope you are correct and I am wrong. 😁 I love the CN tower and would be stoked to see it brought back to glory.

I could definitely see it converted to above-market luxury apartments and/or condos. It is a legacy building as Edmonton's first true high-rise office tower. As Ken said it would have a good deal of window space per unit -- not only that, with convex walls on the side and concave walls on the end of each floor plate the interior prospect would be quite interesting, especially if the t-bar ceilings were removed to create maximal vertical space (think bedrooms with lofts). This could easily qualify as Edmonton's premiere loft building and it could be marketed as such. It also has surplus parking (I am not sure of the ratio but I suspect it could easily have two stalls per unit). Proximity to AGA, RAM, Citadel, Winspear, and centre-City parks and the growing Qualico Community would appeal to the Jaguar/Mercedes/Bentley crew no doubt.

I love your exuberance and blue sky thinking, but I cannot see this being positioned as anything high-end or captivating the 'Jaguar/Mercedes/Bentley crew'.
