This is the kind of look/feel/density and urban design I'd love to see on that long forgotten hole over on 100ave between 102 and 103 streets.

*no, nothing to do with anything real, one can dream a little; simply a lot that I would love to see developed in the next 5.

Of course, but our central market actually needs more entrants to build momentum, encourage innovation and accelerate change so that Downtown becomes more attractive and in demand across the board.
 
Entrants will come after enthusiasm has been created. Remember back a few years pre-covid when counting construction cranes was actually a thing! On another thread I wrote about downtown enthusiasm and excitement generators -- the two rapidly expanding universities, MacEwan and NorQuest; the ICE District; Qualico's "the Switch" (City within a City), City of Edmonton Civic Expansion, Government of Alberta Expansion. Why not create another in a World Class World's Fair -- a World Indigenous Peoples' Exposition -- it's not like there isn't opportunity from a vacant land perspective. Everyone on this site agrees that Edmonton has some tears in its urban fabric -- Rossdale is one, the Quarters added to Boyle Street is another, the CPKC Rail lands is yet another. What about one ginormous concept that starts a raging development fire like the pr-covid one. Katz is tinkering with the idea of a downtown stadium; he already sees what a boon a sports/entertainment complex is. Wouldn't it be cool if we could get him, the powers-that-be at Qualico, the City , the Province, downtown enthusiasts -- one and all -- pulling in the same direction. There is a very strong Indigenous rights movement surfacing all at the same time in Canada and in many other countries around the world -- all concurrently. Edmonton has Pehonan -- a place, the soul of Rossdale -- that pre-Columbian days (and post) drew traders from as far away as what is now present-day Mexico and the southern U.S. Kidding aside, you and I should work in unison to light this spark and make this happen. Nobody in Calgary thought going for the Olympics was too big a task.

Downtown has been picking up steam lately, at least residentially. Businesses are still struggling though.

YOY sales volumes are up 40.19% compared to last year.
 
^ So offer the cat some guaranteed parking in a new development (if he doesn't want to develop it himself -- he might have some issues with tenants that could be overcome in a sale to a new developer).

It is a great location and something like what you suggested would actually be a good idea here. It would improve the area, now if we could also do something about what is across the street to the south of it.
