See ya, wouldn't wanna be ya...

According to Realtor.ca there are 20 units for sale at the moment. Honestly, I think it's a bit overblown. Yeah it sucks to lose a good chunk of your view, but anyone who bought into that side of the building had to know that party wasn't going to last forever with that empty lot. In the long run, this project should help the whole street presence and neighborhood, which will offset the value lost. The reality is that all the activity from Alpha House is a much bigger detriment than any view being lost.
Yeah, losing your view to this ultra rich complex will only increase your value.

This. That hotel is the best thing to happen, a development with enough to lose to hopefully force the relocation of AH. 17th-east depends on it

I don't see a location in downtown that could turn into our modern day Hamsterdam (The Wire reference). Maybe the old Greyhound terminal? Any consolidation of social services is most likely going to be strongly fought by adjacent property owners, unless the city created some creative compensation program. It also means the city gets to pick the winners and losers, which is ripe for corruption.
I'd argue that distribution of social services across a larger area is preferable - just think of the situation in East Village now. Plenty of property owners are happy to convert their public spaces into hostile architecture because the concentration of poverty is just too high to promote safe usage of public space - but if the concentration were lower, perhaps we'd see higher quality public spaces, and the more equitable and beneficial mixing between people that comes with that.

Anyone know if a Public Hearing has been held or if it has gone to Planning Commission per the outline schedule ?

I hope they get going with this and stick to the timelines. The housing market is slowing, and the oncoming glut of Venezuelan crude oil likely doesn't bode well for investing in big projects like this if one is bullish on Calgary.

As far as I can tell, neither of these things has happened. The LOC2025-0146 is still in the initial status of Submitted.
I saw this the other day. If it's true, and Admin hasn't even processed this file yet, let alone put it on the calendar, that's incredibly embarassing.
It's been 6 months.

I'm not familiar with the process but I'm sure with a big developer like Truman, there's back and forth behind the scenes, that the city isn't just slow in processing the file, and Truman isn't going to just sit on their hands checking the dmap status.

In this case, the land use is integral to the overall building design, because they will need to utilize density bonusing in order to build to the FAR they are proposing, which will need to be integrated into a DC bylaw (a customized land use for the site). So negotiations between Truman and the planning dept will be occurring in tandem on the land use and DP, as opposed to getting land use well in advance of DP.

Yeah it's concurrent, sometimes safer projects will go that route. Maybe that's why the LOC hasn't been updated, could be the same file manager handling both, so they don't update the LOC? Not sure what the City's internal system for this looks like though.
