Was curious, based on your expertise and experience what do you think the likely timeframe would be for this condo being built based on where it’s at right now.

I believe they’re on schedule for a summer or winter 2026 opening for Vupoint tower 1. The expected occupancy date is April 2026.

Parking levels are almost complete and then it’ll move a lot faster with the living quarters levels. Warmer weather is better for construction so it should move rapidly once winter is done. I believe I saw April 2026 completion.

I saw the expected completion date but wasn’t sure if they’d meed it. Is it typical to be able to raise such a tall structure and finish it down to the wiring, plumbing, paint, windows and interior furnishings all pretty much within a year?

Ya I could see the parking ramp being poured this morning not sure what podium level it’s at as it’s somewhat on a hill, could be level 2 or 3 above grade now.
 
Will the new US tariffs affect the projected date or raise prices for purchasers at all?
Edit: maybe not directly?

Upon looking deeper for a better understanding I see that development charges do not allow a builder to raise prices beyond agreed amount if the cost is due to general construction price increases.

The development charges in contracts are more for if the municipality increases development costs orthere are additional governmental levies.

These were capped at around $8500 plus hst for one bed condos and $12000 plus hst for two and above from what I can remember vaguely . So, I don’t think it would to higher than that. There’s also usually a meter charge and I think something else around $2-3k.


Projection occupancy date wise I’m almost certainly convinced it’s going to be delayed but we will have to see based on how much progress they make in summer.

I saw the site about 2-3 weeks ago and I think they were probably on the 2nd or 3rd story above ground from what I could make out and there’s 46 total?

I can’t back anything, but I suspect developers may even delay some projects intentionally in hopes of not further plummeting the market with surplus supply combined with purchasers who can’t make up the appraised difference if any.
