Shouldn't this area be able to support much lower parking? Also, warm coloured brick please.

A like here, as I wish to second the value of warmer brick tones.

Also, while @innsertnamehere is entirely correct; a development sitting literally across the street from Line 1, and a few blocks from the Crosstown, could curtail residential parking a bit more (but keep the grocery parking)
 
Fair enough, but I'm going by the residential ratios at VMC. If that place can support 0.3, logically Davisville should support fewer spaces. Thanks for clarifying the bit about grocery stores.

Perhaps. Ultimately the city no longer requires vehicle parking, it's up to developers to figure out what they want to provide - so Times Group clearly thinks they need a lot here. Honestly, not surprising given that they more typically work in the 905.

I appreciate the idea of the warmer brick tone for the podium.............

But why can so few in this town properly design a tower base/podium/streetwall? Its not that hard, it really isn't.

Here we have a truly bizarre looking second floor.......it exists at the north elevation of the complex, then becomes an open terrace, then has a giant overhang above it at the south elevation......... Seriously?

No terrace here, and no overhang..........one second floor with uniform dimensions all-around please.

Can we possibly get a proper signage band for the retail?

Above the second floor you need a visual cue/line/cornice to show the distinction to the upper podium with a different expression..........otherwise it reads as if a child with a crayon was let loose on the drawings and was unaware it was suppose to look cohesive.

Too much glazing in the retail expression, not way too much, but too much just the same, fatten some of the columns, the ones that are meant to show as transition from one retail space to the next.

IF you don't do that, we're going to get a scourge of window film here.

I see the second floor remains penciled in as a supermarket with ~27,000ft............ why does the supermarket need a terrace?

This one has been added to the Times Group website recently, and it says it will be rental. Also an increase in unit count, with the website saying a total of 821 units.

Interesting that Times Group seems to be shifting to rental, with this one and the Ashton in Oakville.

Curious........

With rental, I often expect to see suites get larger, rather than smaller.
 
April 15

Been while over a year since I was by the site and noticed a demolition notice to tear down the 2 houses om Millwood with a 2023 date. The roof for the porch area for both houses are gone, but that is all that has taken place since 2023. What happen to the permit as well no demo?? It costing Times money in the way of paying taxes on structures standing on their land than a vacation lot.

I first post this site in 2011 and here we are in 2025 with nothing built so far and most likely be another decade before it happens.
