In the early aughts, I used to have a studio at an old trucking terminal on Mill Street just east of Cherry..... precious few people lived anywhere around there and it was quite sketchy at night. Nonetheless, two decades later it's doing alright. It's all a question of timelines.

If this is going to be 8K units, I could see just this cherry beach part of the Portlands Peninsula housing over 100K people when it's all said and done. The main Peninsula probably another 150K people. This area will be realy dense.
