@HousingNowTO - * proposal adds 109 net new affordable units.

Elevators: each tower has 10 elevators that run the all the way up. So 20 total. * However, there are 4 extra elevators serving the first 6 floors.

All-in, one elevator per 101 units.

Aside from the ground-level glass wall, it's an attractive looking proposal. I am still not convinced it is worth demolishing the Toronto Star building for it, though.
 
The building form, especially at street level, give it a bit of a PoMo vibe, imo. Like something you would see built in a Midwest CBD in the 90s. That's not necessarily a bad thing.

Agreed, 100% - I like balconies, but here they mess w/the look of the building too greatly relative to value produced.

and I am not convinced that corner plaza is a good idea without more sheltering.

I'll have a look at the wind modelling later, if I forget, remind me!

I am glad they have decided to add some colour.

A bit too clonky for my tastes. And I have to be fair here, as it's my main beef with Kirkor's stuff...

...I much prefer sweeping curves like with the towers of the same, north. They still can keep the KFC gravy brown though.
 
The more I read (thanks @Northern Light !) the more I like what I'm seeing. Though.....

1) Office market is rebounding - sad to see so much backwards thinking amongst developers and the city
2) There's no real way to phase this is there? Either it gets built as one, or it doesn't get built at all....it's all connected so I can't imagine they'd get occupancy permits if the other part of the building is still being poured?
3) This will still have to go through Waterfront TO Design Panel so likely changes to come...
 
-There we go Menkes, if you want to see a development that you can emulate a little for Phase 2/3 of your project, here's one to follow. Not whatever non-sense that's been drawn up for the future Sugar Wharf project.-

Now pertaining to this development, this is honestly quite shocking and overall i'd say this is a well-thought out plan overall.

Some initial criticism that I have is that this needs to bring more to the table in terms of community benefits, with more retail space and a larger community space. For a proposal that's packing in a massive amount of units, what's proposed it's already insufficient.

Regarding the ground and streetscape, the pedestrian walkways and wide side walks are very nice to see. The large set back on the south-west corner of the site is nice, and provides coherence to what's already on the opposite side of Yonge. However, make no mistake this thing will be wind-swept.

Now what's unfortunate is that the "temporary park" immediately to the east of this will be hammered by shadows, which really makes me even question its usefulness at this point.

And one note about the bronze style cladding proposed here....yeah that's not happening. Let's remember we were duped by Pinnacle on that point already with Skytower; if they werent willing to do it there then they certainly aint doing it here.
