what are the demolishing on the east side of Pape at Cosburn?
It looks like the satellite imaging for UT Maps And Google picked up a resurfacing renovation for the North East corner McDonald's there, 'cause the current and historical Street View suggests that's still there and has been there for awhile. Thus me mistaking this for a demo job...

Therefore, I now amend my original statement to to 1/2 of the intersection. My apologies for this. >.<
 
I really hope that fine-grained retail strip will be replaced by something similar and not just block-long walls of glass...

This demolition looks massive and way to much for just building a station? What else is going in there?

There is a cross-over switch at the south end which is also being excavated by cut & cover; that makes for a very long pit.
