After visiting the under-construction Esplanade Cartier project in Montreal, it's hard to look at this monochromatic concrete mass with any admiration. I'm not sure signage and greenery will be enough to make this feel welcoming. MV gets the scale and width of the typical toronto commercial street but absolutely fumbles the materiality - the result is devoid of personality and joy.
I find this funny, the photos you posted are extremely devoid of personality and joy. People often get travellers blindness, when you go somewhere and get the thrill of experiencing a new place, you perceive it as nicer than it is, certainly what happened to you.

On a side note and speaking of which, I’ve pointed out some time ago there is actually red brick in some of new build cladding. But it’s so dialled to desaturation that it’s hard to tell unless you really look at in the right light. Kinda pathetic really. /sigh

How incredible would it be if the city changed the zoning of these laneways near to mirvish Village to allow for some commercial uses and slightly taller buildings of four to five stories
 
I visited the MV open house last weekend and saw a few of the available apartments. Yes, the units are expensive but I wouldn't say they are out of scale with the current market (hopefully rents will fall farther). Overall I am impressed by this development and looking forward to the reopening of Markham and seeing how the rest of the retail and community spaces play out.

IIRC, the original plan was also to include a large cycling amenity space underground, including bike parking and a cycle only ramp to ride down, with repair and retail space as well. I can't seem to find any of the development docs online to confirm. If anyone can point me in the right direction or has intel/docs to share, it would be very appreciated.

We are considering MV for the future and I'm curious to see how much of what was promised will be followed through on. It's a great location in a great neighbourhood, and potentially a fabulous collection of retail and shared spaces.

The sales agent we spoke with implied that they would only be releasing more buildings and floors within buildings as they start filling the available units, which may be why some of the buildings seem almost finished with no word on opening dates. Not sure if this is a budgeting strategy (less to actively maintain if less is occupied) of it's a sales strategy to avoid flooding the market.

If anyone has PDF's of the plans etc that they can share, would very much appreciate it. I combed through the forum without luck.

Are you on their email list? Quite a few of their marketing emails contain floor plans. Moving in here was my plan B when we were looking at options as our kid was getting bigger. It's pricey, but so is anything that is highly transit-accessible.

Thanks Evandyk. I do get the emails and at the previous open house they were giving out marketing books that also had plans. I'm more curious now about the common elements, underground level amenities like bike parking, etc. I should have downloaded the development package way back when it was posted by the city. Hard to keep up with all of the development happening in the west end!

Would be nice if there was an "air curtain" at that opening. An air curtain is a device that creates a barrier of air across the entire opening of a door that separates two environments. Most commonly, the air curtain separates conditioned inside air from outside air, preventing the infiltration of cold or hot air, bugs, fumes, humidity, dust and debris.
