As for ranking, it depends on what cities you are comparing to as well size. Some cities have very little residents living in the core since its only business well others have very split models. To me, MCC is a core only, not a downtown. Mississauga downtown is at 5/10

How is Dundas/Hurontario a downtown? It is a couple of rundown plazas at a major intersection. It is not a destination and no one specifically goes there. It might’ve been a long time ago when city hall was there and there were other services that could have attracted people.

Drum is labeling the intersection 5/10. That tells you the age demographic. Maybe there was a century this was true. But it’s not this century.

Maybe in 2050 when cooksville gets AD2W trains, hurontario LRT is up and Dundas BRT is running this place will start to boom. Until then plazas the rest of Mississauga avoids.

Agree, Cooksville in general has good "bones" for a downtown (narrower roads, lots more mix use on adjacent side streets next to 5/10), arguably better than Sq 1, but will be a while before it materializes. Needs a lot more vertical development before I'd consider it a downtown.

I doubt it will ever be. What makes a downtown? I believe it has to be a destination or go-to place. That means theatre, entertainment, shopping, sports, museums, transportation hubs, etc. I don’t see that coming to that location but somewhat exists at city centre already and more might materialize in the future.
 
I really hate calling it 5 & 10 lol. TBH I find it misleading, because there a 0 street signs showing Highway 5 on Dundas, no Highway 10 on Hurontario. You might find an old trailblazer for Highway 10 in random spots, although none spring to mind. Using these designations is more useless than Peel Regional Road numbers, which no one knows either (and those actually have trailblazers, but are not on the actual street signs). This is why I was excited about devolving the regional roads to the municipalities, as there was really no reason for Peel Region to own roads in Mississauga.

Hurontario/Dundas to Cooksville GO should have been downtown Mississauga, instead of Square One.
Cooksville once a good location now Its the place no one wants to reside, if you know the current status of the area, today 100mts around sq1 considered downtown and lake shore is considered prime location with lots of new developments within limited space.
If we get fast frequent 2WAD GO service on Milton Line, Cooksville GO will be very desirable.

We should see similar development pressure in Port Credit, but the well-heeled in that area seem intent on pretending it's a small town.

In Toronto there were areas beside subway stops that the NIMBYs were so huge anything 20 floors was immediately shut down. Sounds a bit like port credit. Then emperor three term majority ford came in and made a rule there was no limits within 500m from subway stops. Marlee residents are not happy about that. Could something similar happen at port credit? I’ll laugh if they were against 20s and they end up getting 50s.
 
This is so painful, we don't need more towers honestly. Star building green spaces. We have a housing crisis. Fill these condos first. no more urban sprawl.

I can’t consider high density built around either a city centre or high order transit as urban sprawl.
