BLAME the Provincial and Federal Elections in Q1 and Q2 of 2025.

CMHC will not "flow-funds" during Elections at ANY level of government in the location that they are funding.

Toronto was lucky that some HOUSING NOW funding from CMHC flowed in the brief window between the ONTARIO election ending on FEB. 27th - and the FEDERAL election starting on MARCH 23rd.

(MARCH 12th) - WILSON Station funding for "Housing Now"

That isn't acceptable.

It's a caretaker function of government to carry out business as usual.

You just don't do ground breakings and press releases/conferences.

We can't just freeze everything every time there's an election. It's not a holiday.

CMHC does -- and has for as long as we have been tracking them.

Their (Federal PCO supported) argument is that CMHC flowing funds to any project on a multi-governmental site might influence the Election outcome - and is therefore highly restricted.

Yeah, I'm not disagreeing with you; but I am with them.

Breathing might affect the outcome of the election, but oddly CMHC staff don't seem to stop doing that during elections.

Now...... I will say ........in looking at the excerpt from the Cover Letter below..... either the applicants are completely under-selling their access to new time travel tech.....
Or maybe they didn't want anyone to notice stuff getting done during an election.......... LOL (see dates)

The Co-operative Rental units are advancing in 2025 -- but there's ZERO market for the future 300 units of Condo at Kennedy and Eglinton for at least 5+ years.

It may even flip to Purpose-Built Rental depending on how the rest of this decade goes.

This reminds me of the social housing blocks I saw in singapore, but more intricate. How likely is it the final product matches these renders

I would say I'm 'hopeful' in this case.

The primary client is a non-profit/co-op.

They have no market incentive to artificially gloss up the renders.

The same architect remains on the project.

There should be a fairly tight timeline to get construction under way here, leaving less time to VE/re-design.

So, one can't rule out that that will happen, but I am somewhat hopeful it will not.
 
The above ground parking is giving me a little bit of Malaysia vibes... but it isn't that bad in this case as Eglinton is elevated here and the parking garage looks good and integrated with the design of the rest of the building.
