Did someone open a new coffee shop directly beside Ethica?

Pretty close.

Ethica is at 211 Sterling, top of the image below, the new place is at 163 Sterling, two properties to the south, and marked in the image:

Which hopefully sticks around and Mondelez keeps putting the necessary investments into the plant.

Because we've all seen what happens when they dont *cough Mr.Christies bakery in Etobicoke*.
I am referring to the Nestle chocolate factory on Sterling, though the Mondelez chocolate factory is a short walk away on Gladstone.

solid. Dare I say it, G+C's best work.

My one complaint would be to maintain a consistent expression on the facade. Instead of brick cross-bands every 3 levels on the lower half then every 2 on the upper half, lean into the consistent brick-warehouse theme and just do it every 2 for the entire elevation.

This should be a case study for all the Toronto architects and developers in how to design and build something that fits well with the area around it.

Yeah not bad - I don't love the spandrel false windows on the north elevation. Just making this a brick wall would have been fine?

Taken 13 June. Occupancy has begun. For those that remember the 2021 Census this area had very low growth. Since then 3/4 high rises have been built as well as a lot of multiplex conversions and new basement units so I expect more growth in 2026. Also the influx of residents will be a boon for retail/cafés and hopefully lead to the first leases at the office buildings on Sterling.
