This one is before Council next week with a Settlement Offer.............seems a bit late in the game......LOL, but it covers the remaining blocks.........with even more density.

The City Report is here:

@Paclo

@HousingNowTO will wish to make note of the additional affordable housing and modified terms.

Given the state of the pre-con market and the fact that Block 3 & 4 haven't started selling yet, I wonder if the remaining stump of Galleria Mall might continue to live on longer than previously planned?

I wonder if any of the federal election promises would incentivize shifting the later buildings to rental instead of condo?

I can’t remember if it’s block 4 or block 3, I believe one of the towers is already destined to be a full rental tower.

It’ll be interesting to see if they decide to make one full block or more a rental.

Some commentary here:

Galleria III is well under construction, with occupancy slated for spring 2026. The 95,000-square-foot Wallace Emerson Community Centre, which will replace an existing smaller centre, should be completed by the end of this year.

Construction for the next development block is anticipated to start in mid-2026. It will include a rental tower with about 540 units sharing a podium with a condo tower.

When complete, Galleria on the Park will feature 2,900 residences in eight towers, 300,000 square feet of retail space, 20,000 square feet of office space, the community centre and the new eight-acre Wallace Emerson Park.

The city will start working on the priority bus lanes on Dufferin this year and complete before the World Cup next year. That should help.
I really hope they are thinking beyond that though. I think it's past time to consider what comes next on such a crowded route, perhaps extending the Ontario line north?
