I showed this isn't the case. There's many reasons. You're naming another relevant cause.

It's rarely the case that any problem is caused by a single factor. There's almost always many causes. That's all I'm saying.

This post or the dozens of other posts you've made equating immigration with higher housing costs?

I suppose that's why rents in BC and Ontario stopped growing so rapidly once the feds finally curtailed international student intake.

It's okay, we don't need to cling anymore to the sacred cows of Canadian received wisdom that certain policies benefit this country no matter what, or cannot be criticized.

For all the sacred-cow speak, you're the one clinging to the current political moment and only looking at the demand side of the equation. Take a look at the supply side and where we are in that cycle if you want more insight into what's going on with rents.

For what its worth, my view is that Canada clearly needs more immigration to remain globally competitive in the era of declining birth rates and demographic crisis, not less. However, our immigration policies heavily favor advanced degrees over skilled labour (let alone unskilled labour). While this works fine for the tech industry, its not very well suited to the construction industry. Our immigration system could be much better tailored to addressing the needs of the housing crisis.

Any further posts in this thread regarding general economics will be carefully isolated from more appropriate posts, moved onto one of those crappy old 1 and 2 GB USB keys you have lying around, and then loaded onto a truck bound for Ignace where the new, deep nuclear waste storage facility is being built, and they will contaminate that bottomless pit instead of this one.

So does anyone know if the second tower has been approved for construction? The other building where it’s supposed to be built still looks rather normal lol

...without knowing the permit status, I suspect they are holding off of on this till they know they can get the sales aspects on the go. Now it should be noted that there is a significant slowdown in condo sales, so this maybe awhile before the 2nd tower gets going. That doesn't mean it won't get going because there are still plenty of those with money that are willing to throw such at the thing I reckon...just not right away.

It's not a case of being approved for construction yet. It's a case of when they bring the building to market: they will need to have substantial sales of suites in the second tower first, close to 80% in fact, before they apply for building permits. They will not even bring the west tower to market though until they feel that the timing is right; condos are selling very slowly right now. So, who knows when the west tower will go on sale — likely a year or two — and then some time after that before they apply for construction permits for the second tower.
