You and I have been through this with the City at 1631 Queen East and 1250 Eglinton West and the Parkdale Hub.

On the latter we got buy in for the site expansion early on; on the first, as you know, its been painfully long process to bring them around.....partially; on Eglinton, TBD.

We also have to pick that fight over Swansea where I showed how much more you do there if you picked up some strategic private property.

So much resistance to logical development.
The City and CreateTO have been willing to do it on this site on MERTON w/ CollecdevMarkee -

Given some of the re-org and new hires within the new HOUSING DEVELOPMENT OFFICE, maybe someone will look at this SHORTT STREET site with fresh eyes..?

Can we talk about all the downtown T.O. parking lots (way too many) who could use this type of smart, gorgeous varicoloured development. The core of Toronto desperately needs this.

At a general level, we can discuss the disposition of parking lots, particularly city-owned lots, in the Parking Catch-All thread.

You'll find some info there about sites already in process for development.

Many Green P lots already have development contemplated for them.

35 Bellvue
1131 Dundas W
The Alvin lots (St. Clair Place)
9 Wellsley * to become a Park.
10 Soho

There really wont' be much left near the core, in a decade.

Even some of the parkades have processes under way.........notably the big parkade on Queen opposite St. Mikes.

This 2024 image will need an update -
Vaughan Road is really going to need some public realm improvements, particularly west of Northcliffe Blvd considering the fact essentially every property fronting it will be redeved and 1000+ new residents will be calling that one little strip of street home soon.

No reason for this hyper low density burb to get any kind of improvements to its north-south bus service of course, Rosedale's greatest champion Sellout Saxe made sure of that

The project would deliver at-grade commercial space and 458 rental units, including around 140 affordable homes, within walking distance of an Eglinton Crosstown LRT station.

Under CreateTO — City of Toronto's dedicated housing agency — the City aims to deliver over 19,500 rental units and 6,445 affordable units across 39 City-owned sites, with the goal being to increase housing options and affordability amid the housing crisis."
