Application of a treatment to the precast brick on both the south and north facades is underway. Unsure quite how it works, but it looks decent from afar.

Does this feel architecturally underwhelming to anyone else? Tough to construct something special on this parcel I guess.
 
This is Pickering retirement home chic. It's absolutely quackers to me that you see Manhattan in this.
Thats a bit hyperbolic . the south side will likely be covered by future redevelopment of Hazelton Lanes . we have yet to see the cladding on the west side so it's premature to judge.

That being said, I do prefer Wengle's Isabella proposal in Waterloo for its intricate details, stepbacks and curvature. But the more generous lot size restricts it a lot less than the guidlines North Drive needs to operate within to make 89 Avenue Road feasible.

Due to high taxes, inflated land values and sky high developement fees,,, Toronto development is a lot more expensive than pre-war New York when the majority of New Yorks beautiful towers and infill was constructed . So quality suffers.
 
I don't need to see the west elevation to know if it will look good or not.
I've seen the drawings, and Wengle's past work.
 
If it dosent fit your subjective taste or preference for contemporary, then fair enough. But "Pickering Retirement home" is hyperbolic. Some people prefer buildings like Picasso (318 Richmond) to One Saint Thomas. I strongly prefer the latter.

Maybe I sound like a knuckle dragger to you, but I wouldnt mind retiring in One Forest Hill Road, or 10 Prince Arthur !
 
So far I see nothing “yorkville” about this. Nothing classic or high-end, no timeless architecture or luxury finishes. Looking more like a holiday Inn hotel by the airport. Perhaps it’s only the main facade that’s supposed to look good.
