This one is on the agenda of the next meeting of NYCC in the form of an Appeals Report seeking to have staff oppose this at OLT.


What's interesting is that the report reads, overwhelmingly like an Approval.

Staff are happy with:

Built form and massing
Parkland and Pops
Sun/Shadow and Wind
Separation Distances and
Floor Plates.

Well then...........

What seems to be holding this up?

There appear to be a couple of things.

The proponent lacks a necessary agreement with the abutting property owner to provide access across their land that would make the new road functional.

The sanitary sewer has been identified as being deficient in capacity to support this development and the proponent has not proposed a solution.

Seems odd to get past most of the stuff that usually stifles things and then get stuck on this.........

But you can't give the City a partial/unusuable road.

First Case Management Conference is November 5th, 2024.
 
There was a settlement here that was adopted by council and is now public.

Main stat changes are as follows:
  • Towers A & B increased from 46 & 41-storeys to 53 & 47-storeys
  • (heights up from 153.1 & 138.2m to 176.1 & 157.8m)
  • Tower C remains 30-storeys and now includes rental replacement for all 128 existing rental units
  • Total units increased from 1326 to 1496
  • Total vehicular parking increased from 396 to 427
  • Total bicycle parking increased from 1460 to 1646
  • GFA increase and unit mix redistribution
Merit hearing tentatively scheduled for October 20, 2025.

A couple of items of note that @Paclo didn't mention above.

One of the original hold-ups here was sewer capacity.

That gets mention..............an 'H' or holding provision is tied in here:

The other hold-up was the proposed Ferrand Drive extension, as this required property that the proponent did not own. That too has been addressed:
