Agreed, the renderings had previously depicted it having super subpar glazing. This is actually quite positive, all things considered.
 
lol, I meant that I like the exposed bars with the glass instead of covering them with something flat & dull. Aqualuna has me craving more colour and detail.
 
this site is above or adjacent to a huge gas 'interchange' area so I suspect it could NOT have any residential.
I suppose gas explosions don’t happen 9-5? A silly zoning limitation when there’s 1000s of under- housed people in an city that desperately needs affordable housing near transit

It's easier to evacuate a commercial building than a residential building in case of an emergency related to the gas lines. Also, if there's an emergency that compromises occupancy, no one will be left homeless if the building is commercial vs. residential. We still have to have good standards for housing even in a shortage situation.
