What a shit show, just walked by today and the site is flooded. One of the most sensible location for development in the city and all this waste.

This pit has been slowly filling up with rain water over the years of abandonment. By now it's about half-way filled. I don't mind that it has has become a very important Canada geese repatriation area:

What worries me is the state of the shoring. The exposed retaining wall is deteriorating on the cemetery side:

I agree, the state of the shoring is tangible risk.

I'm assuming any developer that takes over this site would have to demo everything that's been done and start from scratch.

It's our favourite auteurs of zone flipping and vapour towers, KingSett apparently. Perhaps they should hire AS + GG to render the issues away... >.<

Last year, some shoring work was completed, but it looks like further work may be needed. I’ll connect with the relevant City staff and the current property owner to see what can be done.


There was some confusion in the building department however. They were going back and forth about inspecting the site. They definitely settled on the person who under no circumstances would do the inspection. I don't know if they actually managed to voluntell anyone to come out there for an inspection though.

They gave me a BR number if I wanted to follow up on the results of the inspection:

If you wish to follow-up with the complaint outcome, you may contact our general office line, or email us, quoting Reference BR Number for the update.

There are no 'issued orders' on this site, at this time.

I would encourage you to follow up.

I would also suggest you used the word liability and link that should any failure occur here, the City having known about the problem, and had the opportunity to take corrective action may be liable.

Business always finds a way to reclaim itself too, and it seems that KingSett has set up a numbered Ontario company to take on the redevelopment of this site. I think VanDyk owed more to KingSett than any other creditor (someone could look this all up to confirm) and KingSett are now advancing a new submission on this site. So, goodbye geese, hello drainage pumps sometime soon...

KS are owed $56,250,000 on this in mortgage, securities, and collateral so taking it over is taking it easy on Vandyk, if anything. I'd bet they still want some of that money back. They may need to change out some shoring if it's judged to be inadequate / dangerous, but they'll probably just let the ponding evaporate. Why spend the money?
