What a horrific job of the at-grade expression of the building!

Its a fairly nice looking building overall, but the single most important part falls the farthest from acceptable.

The overhang is well and truly awful and appears to be impairing the streetscape design here.

The red'ish tone really needed to come down to grade; the proportions are wrong too. I would prefer a shorter street wall, but if going w/one that high, you need to do something to break the ground floor or the base 2 floors out, they feel squat and under-sized.

Too much glazing at grade. Gah!

I will add: not enough street trees along Eastern Ave (likely caused by overhang) and poor identification of the residential building entrance.

BUT, the sidewalk is much wider, the few townhouses along Gilead Place cheer up the laneway, and the treatment along Sackville is better.

Overall, such a massive improvement over the car rental / collision centre that was here before that I can't complain.
